This beautiful, modern cabin is located near Cascade, in Smith's Ferry, just an hour north of Boise and just across the Payette River (east) from the historic Cougar Mountain Lodge Restaurant.  Also nearby is the Cougar Mountain snowmobile parking lot.  It's about a mile walk to the Payette River and the popular Cabarton rafting take out point. 20 minutes north, the town of Cascade features magnificent Lake Cascade, Payette National Forest, the Middle Fork of the Payette River, boutique shops, The entire home and property are available for guest use, with the exception of a locked closet. This amazing cabin is located in Smiths Ferry on the gently sloping hills behind (east) of Cougar Mountain Lodge Restaurant.  Miles of recreation trails, snowpark and the Payette River out the front door. Amazing forest and valley views. A vehicle is recommended. Snow Months: During adverse weather months (not always, but generally December-March/April- review the forecast), it is required that all guests be prepared for the conditions. Four-wheel drive, tire chains and winter tires are required. The road leading to the cabin is private and maintained by a private contractor. If a guest's vehicle becomes stuck, it will be the guests' responsibility to find a local tow company to extract their vehicle(s). We recommend Brown's Towing. If damage is done to the road by guests, and especially due to guests getting stuck, it will be the responsibility of the guest to repair the road. Please review the policies below, as you are agreeing to these terms when you confirm your reservation. TERMS: To make reservations for lodging, the entire amount of rent is due immediately to confirm the reservation, unless a payment plan was pre-approved. CHECK-IN/CHECK-OUT: Check-in after 4:00 pm / Check-out by 10:00 am. No early check-in or late departures are permitted without prior authorization. A fee of $25 per extra hour will apply if early check-in or late check-out is approved by management. If guest(s) depart after 10:00 am without prior approval, Management reserves the right to charge the card on file for an extra night of rent. Before departure we ask that the guests strip used sheets and start a load of laundry, wash dishes or leave the dishwasher running and take out the garbage. EVENTS/PARTIES: Events or parties are not allowed. PETS: Not all properties are pet friendly. (ONLY DOGS ALLOWED AT PET FRIENDLY PROPERTIES) Where allowed, pets require pre-approval before booking and a $75 fee PER pet will be assessed and must be paid prior to arrival. Approval of pets are determined by several factors. Ex: age, weight, breed, amount of shedding and sex. If approval is granted but the pet fee(s) are not paid, a pet will be considered unauthorized. A $500 penalty (per pet) will be assessed to the primary guest if there is evidence that unauthorized animal(s) were outside and/or inside the cabin at any point during your stay. In addition, a group with an unauthorized pet might be asked to immediately depart, with no refund. In any event, damage done by a pet will incur an additional charge, whether authorized or unauthorized. SMOKING/FIREWORKS: Smoking and/or vaping is not allowed in, on or within any and all portions of the property. Fireworks are not allowed at the property under this contract and aerial fireworks are prohibited by local ordinance. An $800 penalty will be assessed to the primary renter if these rules are violated, plus additional damages. DAMAGE: Guest(s) shall be liable for any and all damages that are said to have occasioned during guest’s stay. This includes but is not limited to damage to the home, contents, garage and surrounding property and landscaping. Immediately alert Frost Management of any accidental damage. COURTESY: Quiet time is observed from 10pm until 8am. Be aware of and follow city, county, and state laws concerning behavior and noise. Please be considerate of neighbors’ peace and enjoyment. CANCELLATION: Management honors Airbnb’s cancellation policy for Airbnb reservations. No refunds for early departures or late arrival. No show, no refund. Management is not responsible for cost of cancelled travel plans. Management reserves the right to move guests to equivalent, or up-graded, lodging when and where available. HOME FURNISHINGS: No furniture re-arrangement, including re-arranging cables for electronics. AMENITIES: If any of the house amenities stop working or breaks during your stay due to unforeseen circumstances, management has 24 hours to repair that amenity. If repairing is not a possibility, there will be a $10 reimbursement given to the renter for each night of the remainder of the stay. FIRE (applicable homes only): Outdoor fire pit and indoor fireplaces are not equipped with firewood. Most local gas stations or grocery stores offer bundles of firewood. 1. All outside fires must be in the designated fire pit. 2. Ensure all fires are completely extinguished prior to leaving the fire pit. Do not leave fire unattended at any time. 3. Be sure you have access to enough water to put any fires out. 4. Do not use the fire pit when conditions are hazardous (high fire danger or windy). 5. Review any local Open Burning Ordinance in place at the time of your stay. 6. Guest will be financially responsible for any damage done by fire. OHVs: Operation of ATVs, UTVs, motorcycles or snowmobiles is not permitted on the rental property, or neighboring property or within the subdivision(s), including vacant lots. No overnight vehicle or trailer parking of any kind is allowed on the road system. TRAILER/RV AND PARKING: (Where allowed) 1. No recreational vehicle or trailer parking allowed on the road system, except where specifically designated. 2. RVs must receive pre-authorization and a $25 nightly fee will apply. If an unauthorized RV is noted onsite, a nightly penalty will be assessed for the duration of your stay, in addition, guest may be asked to remove the RV before scheduled departure. HOT TUB (applicable cabins only. Not all homes have hot tubs): 1. Hot tub will be cleaned and ready for your use. Please call or text management upon arrival if the hot tub needs attention. 2. Proceed with caution, especially in winter months, as water or ice around hot tub can cause slips and falls. 3. Hot tub (if advertised/equipped) is designed to accommodate only the number of seats it has. Do not exceed this number as the filtration system will not handle a larger number of people than the number of seats the hot tub has. 4. If the hot tub requires a “drain and fill” after your stay, a charge of $150 will apply. CAPACITY: At no point in time should the home exceed the number of guests agreed upon. For example: If your reservation says “10 guests” but you invite 5 additional guests to stay at the property during the day and/or overnight, that is considered a breach of contract and is basis for eviction without a refund. This number is set to adhere to fire codes, guest safety, county ordinance and septic system limitations. Wi-Fi: As cabins are frequently located in a rural area, please be prepared for slow/spotty Wi-Fi and internet. Management makes every effort to ensure the Wi-Fi is in working condition, but cannot guarantee the internet will always be reliable, and will not permit refunds due to Wi-Fi/internet issues. Management is not responsible for the following: fires, smoke, algae bloom, water levels of the lake, lack of snow, abundance of snow, changing of the seasons, temperature highs, temperature lows, power outages, rain, mud, ice, etc. We are also not responsible for insects and/or animals (including: mosquitos, ants, spiders, bats, bears, deer, mice, mountain lions, bobcats, any animals that get into trash, or their droppings.) With being located in the mountains, we do our best to prevent these issues, however there are instances where it is inevitable. There will be no refund for any of the above listed issues. Thank you! If reports are received that these terms are not being adhered to, and management believes damage could occur to the cabin, you will be instructed to depart the property and will have 1 hour to vacate the premises. In this instance, all monies paid will be forfeited and no refund will be granted. Breach of this contract by any member of the group is considered the same as a breach of this contract by the person who signs it. This contract is not considered a lease, and therefore is not governed by Tenant Landlord Laws, as defined by the Office of the Idaho Attorney General.

The Ponderosa has been a long-time favorite for many Cascade bound vacationers. This cozy cottage sits on five forested acres and has a feeling of seclusion and privacy though it is not far from restaurants, shopping, or a day on Lake Cascade. There is plenty of room for the kids to run around and burn energy while the adults rest and relax on the large back deck. The living area is equipped with a big screen TV and includes beautiful leather furniture. The main floor master bedroom has a queen bed and its own separate flat screen TV, with ensuite bathroom. The second downstairs bedroom has a full size bed. Upstairs there are two twin beds together in an open area and a separate queen bed situated in its own semi-private area. The large deck is a great place to relax and read a book with a cup of coffee or a hot chocolate in the morning. After a day of hiking, biking, horseback riding, river rafting, fishing or playing on the lake you can come back to the Ponderosa and fire up the charcoal barbeque. After dinner, enjoy a walk, play board games or just fall asleep watching a movie. The Ponderosa may just become one of your long-time favorite vacation cabins too!
